Buying a property
Once you contact us, you will be assigned an experienced property consultant, who will offer you a personalised service based on your needs and wishes. We will listen carefully to present you with all suitable options. We will not settle until you find your dream home and we will look for alternatives until you have the property that ticks all the boxes.
FINDING THE RIGHT PROPERTY
Once we know exactly what you wish, we will make a thorough search for all properties available that match your criteria. Through our company’s affiliation with several local and international real estate networks & property portals, in addition to our exclusive listings, we currently offer more than 27,000 properties across Costa del Sol, so we are confident that we have the property you are looking for.
Therefore, our buyers do not have to try their luck with different agents seeing random properties. We take care of the property search and provide professional advice, so you can benefit from having one professional point of contact.
We will arrange appointments to view all the properties selected. This may take a morning or several days, depending on the number of properties.
You will only view properties that have been presented and discussed previously with you, to avoid wasting time with unnecessary viewings.
Once we have found your dream property, we could arrange a second viewing and assist with any inspections.
MAKING AN OFFER, INITIAL RESERVE AND 10% DEPOSIT
We will transmit any offer to the seller and assist in any negotiation until the deal is closed.
After reaching a verbal agreement, it is normal for sellers to demand a small reserve (usually around € 6,000) to take the property out of the market.
If there is a delay of a few weeks until the end (which is generally the case with foreign buyers since they have to open a bank account, secure a NIE number, etc.), it is standard to conclude a private contract with a 10% deposit . The signature of the same will correct the agreed conditions until the title is transferred at the end (see more details below).
POA – POWER OF ATTORNEY
In order to buy a property in Spain, it is necessary to have a local bank account, an NIE number (Foreign Identity Number) and to sign the title deeds on completion. All of these tasks can be made by the lawyer (including our legal department) with a PoA.
It is advisable to grant the PoA when you are in Spain before a Spanish notary, as it will be cheaper, faster and less complicated (also because it is not necessary to get an apostille). If this not possible or practical, the grantor will need to appear before a notary in his home jurisdiction, who will then need to obtain an apostille stamp to make the PoA valid in Spain.
The transfer of ownership occurs when the deeds are signed before a Spanish notary. On completion, the buyer receives the keys and possession, whilst the seller simultaneously receives certified cheques (banker ́s drafts) for the purchase price. Before the deeds are signed, the local notary office will make final searches with the land registry and ensure that any charges are cancelled.
Your lawyer can sort out the completion if he received a PoA (see above). In alternative, it is possible for buyers to attend in person and sign the deeds directly.
